Data exclusions

Choose which records to leave out. Every figure on this page updates with your choice, and the choice travels in the link you share.

Exclude court-mandated sales

Forced disposals ordered by a court are not arm's-length sales; leaving them in pulls medians down.

Exclude unnamed (Private) projects

Sales whose project name was never published. Genuine transactions, but they cannot be attributed to a project.

Exclude unclassified bedroom counts

Records whose layout the feed did not classify. Excluding them shrinks every sample.

Exclude zero and implausible sizes

Land recorded with no built area, plus data-entry outliers. They distort AED per sqft only.

Only no-premium resales (at or below launch rate)

Keeps only resales priced at or below the layout's recorded launch rate — original-price deals. A sale counts only when its project, type and bedroom count have a served launch baseline (at least 5 launch-window sales, or a curated figure).

How this works
