A project is on the radar when its handover is still ahead, or when more than half of its last 12 months of registered sales came from the developer (primary) or were booked by the registry as off-plan.

Growth since launch compares the latest 6-month median AED/sqft with the project's first 6 months, same unit type and bedrooms only. Under 10 deals or under 12 months of history shows Early stage; thin or illogical data shows a ! instead of a number.

The price beside each unit type is the typical range (middle half) of the last 6 months of registered sales for that type. Handover dates come from the developer where we have them; owner-reported dates and TBC carry a ! marker.
