Every row is one cohort: a project and a bedroom count. Cohorts are compared against their own 12-month history, never against each other, so a small project can surge without out-trading a large one.
- Momentum
- Sales in the last 90 days divided by the number expected if the last 12 months had been evenly spread. Above 1.0 means the cohort is trading faster than its own baseline; below 1.0, slower.
- Surging
- Momentum of 1.5 or more with at least 5 sales in 90 days. Read it as an early signal, not a valuation: a launch, a handover, or one seller releasing units can all produce it.
- Cooling
- Momentum of 0.5 or less with at least 10 sales over the year. Relevant mainly if you already hold exposure there, because it says exit liquidity is thinning.
- New demand
- The cohort recorded its first sale within the last 12 months and has already traded at least 3 times in 90 days. Usually new inventory finding a market.
- Most active
- The five highest 90-day volumes within the current filters. Volume is liquidity: it is where you can buy, and later sell, without moving the price.
- Ranking window
- Changes which count the table sorts by. A short window shows what is trading this week; a long one shows what trades reliably. The momentum figure is always measured over 3 months.
